
Mumbai, Apr 08: Superb Realty has entered into a strategic partnership with deep-tech firm Praan to deploy AI-powered autonomous air infrastructure across over 1 million sq. ft. of real estate in Mumbai, marking one of the first large-scale integrations of intelligent indoor air systems in India’s built environment.
The rollout will commence at Superb Altura, the company’s commercial development, and will subsequently extend across its upcoming residential and mixed-use projects in the city.
The partnership comes at a time when indoor environmental quality is emerging as a measurable determinant of asset value, occupier productivity and long-term health outcomes, alongside traditional real estate metrics such as location and design.
Commenting on the development, Shilpin Tater, Managing Director, Superb Realty said, “For decades, real estate value has been assessed through visible and tangible factors. However, data is now clearly indicating that indoor environmental quality, particularly air, has a direct correlation with health, cognitive performance and productivity. As a result, air quality is fast becoming a quantifiable premium in real estate.”
Praan’s proprietary technology is designed to address this challenge at scale. Its systems are capable of removing ultrafine particles up to 166 times smaller than conventional filtration benchmarks and eliminating harmful gases at speeds up to 7 times faster than traditional systems. The platform integrates real-time environmental sensing, adaptive purification and AI-led optimization, enabling buildings to dynamically respond to changing indoor and outdoor air conditions.

The initial deployment at Superb Altura will serve as a pilot and benchmark for future projects, with scalability built into the model to enable wider adoption across Superb Realty’s development pipeline.
According to global studies, individuals spend nearly 90% of their time indoors, while indoor air can be 2–5 times more polluted than outdoor air, driven by particulate matter (PM2.5), volatile organic compounds (VOCs), allergens and microbial pollutants. The World Health Organization (WHO) has consistently flagged air pollution as one of the leading environmental health risks, with India home to several of the world’s most polluted urban centres.
In India, where urban density and pollution levels continue to rise, the demand for healthier indoor environments is expected to accelerate, particularly across premium residential and Grade A commercial assets.
